July 2025 Market Recap: Kalama, Ridgefield & Longview
A detailed look at prices, market shifts, and late-summer strategies for sellers in Southwest Washington
The real estate market across Southwest Washington continues to show disciplined growth, underpinned by lifestyle-driven demand, modest but steady appreciation, and buyers who are more measured than in previous high-frenzy years. A closer comparison of June 2025 with June 2024 reveals how each community—Kalama, Ridgefield, and Longview—is carving out its own unique trajectory.
Average Sold Prices: Steady Momentum Across the Region
Kalama
Home values in Kalama rose to an average of $527,000 in June, up from $505,000 last year—an increase of about 4.4%. While the percentage gain is moderate, it’s meaningful in a market increasingly characterized by quality-of-life buyers. People are drawn by the river views, boutique shops, community events, and small-town feel that Kalama delivers. Recent closings on thoughtfully designed homes well above $700,000 illustrate that buyers are willing to pay premiums for location and lifestyle.
Ridgefield
Ridgefield remains at the top of regional pricing, with June sales averaging $682,000, up roughly 3.6% from $658,000 the year before. This is largely sustained by high-end new construction, expansive floor plans, and the appeal of being near the vineyards and rural estates just north of Vancouver.
Longview
Longview’s average sale price reached $398,000 in June, compared to $382,000 last year, reflecting a 4.2% increase. This continues to position Longview as a destination for buyers moving up from urban centers in Oregon, looking to leverage equity for more space and a quieter pace of life.
Price Per Square Foot: A Clearer Efficiency Snapshot
Kalama is averaging around $266 per square foot, up from $255 last year. Ridgefield has climbed to $307, reflecting continued luxury builds, while Longview sits at approximately $226, an incremental rise from last year’s $219. This metric highlights how Kalama’s value is increasingly tied to lifestyle amenities and views, even on modestly sized lots.
Days on Market: A Market Balancing Out
Across these areas, homes in June averaged 23 days on the market, up from 19 days a year ago. This slight lengthening is an early indicator of buyers exercising more caution. Still, competitively priced homes—especially those that photograph and present well—move quickly, underscoring that while urgency has softened, strong demand remains.
Spotlight on Longview’s Old West Side
The Old West Side continues to be one of Longview’s most competitive micro-markets. In June, homes here averaged about $238 per square foot, notably higher than city-wide figures. A recent sale of a classic four-bedroom property near Lake Sacajawea for $430,000, pending in just 11 days, demonstrates how this neighborhood’s charm, architecture, and walkability keep it resilient even as the broader market normalizes. For buyers prioritizing historic homes and established streetscapes, the Old West Side stands out as one of the best long-term bets.
Why Kalama Is Emerging as a Distinctive Lifestyle Market
Kalama is quietly evolving from a small town into one of the Pacific Northwest’s most compelling lifestyle destinations. The combination of its marina, live music on the boardwalk, boutique shopping, and local dining makes it a draw for buyers seeking more than just square footage. It’s common to see thoughtfully sized homes with exceptional views commanding prices typically reserved for larger houses in less scenic settings. This signals an ongoing shift where buyers are valuing the overall living experience as much as the physical asset.
Three Smart Seller Strategies for Late PNW Summer
If you’re thinking about listing in the coming weeks, here are three hyper-local strategies to make the most of our late summer window:
1. Play up outdoor living.
Decks, patios, and shaded yards are major selling points this time of year. A few carefully arranged chairs or potted plants can help buyers picture lingering outside on warm evenings—a major reason people move here.
2. Let summer curb appeal do the heavy lifting.
In August, Pacific Northwest gardens and street trees are still lush. Simple touches like trimming walkways, freshening up flower beds, or adding containers near the door create a high-impact welcome without big expense.
3. Be transparent about maintenance.
PNW buyers are always mindful of roofs, drainage, and moisture management. Highlighting recent roof treatments, vapor barrier updates, or even a pre-listing inspection can build immediate trust and speed negotiations.
