There is a particular moment in the life of a home when it is introduced to the market for the first time, and we believe that moment matters. At 1729 23rd Avenue, a charming two-bedroom bungalow tucked into Longview’s Old West Side, our approach was never to make the home something it wasn’t. It was to understand what made it special, refine the presentation, and tell its story beautifully. The result was multiple offers, a sale above asking price, and approximately $340 per square foot—a record price per square foot for a two-bedroom bungalow within the market we track. It was a remarkable result for a wonderful little house, but the story behind that result began long before the listing ever appeared online.

Before we market a home, we spend time understanding it. Every house has something worth noticing: beautiful afternoon light, original architectural details, an unexpectedly charming room, a gracious front porch, or simply a feeling that is difficult to capture in a list of features. Our job is to find those moments and bring them forward. By the time one of our listings reaches the market, an enormous amount of work has already taken place behind the scenes. We have considered the staging, photography, storytelling, digital presence, social media, database marketing, neighborhood outreach and the experience of the open house itself. Every element should feel connected. Nothing should feel accidental. We want the photographs to stop someone for a moment, the story to make them curious, and the experience of walking through the front door to live up to everything they have already seen. We don't simply place a home on the market; we create a campaign around it.

Those first days matter enormously. There is a brief period when a home is entirely new—buyers are discovering it, agents are sharing it, people are saving it and conversations are beginning. We believe that moment deserves our very best work. Every listing we have brought to market this year has received an offer or gone under contract within its first 10 days on the market. That consistency isn't the product of one photograph, one open house or one marketing idea. It is the cumulative effect of preparation, presentation, positioning, exposure, timing and an extraordinary amount of attention to detail.

We also believe deeply in investing in the homes we represent. I personally invest an average of approximately $7,500 into the preparation, presentation and marketing of each listing, at no additional cost to my sellers. That may include professional staging, pieces from a staging collection I personally own, exceptional photography, elevated visual content, print and digital marketing, social campaigns, database exposure, neighborhood outreach and thoughtfully produced open houses. Every property asks for something a little different, which is precisely why our approach is never one-size-fits-all. Luxury, to us, is not a price point. It is the level of care brought to the details.

That philosophy is particularly personal to me on the Old West Side because I don't just sell here—I live here. This neighborhood isn't a territory on a marketing map or a collection of comparable sales to me. It is home. I know these streets because I travel them every day. I know the architecture, the mature trees, the front porches, the familiar houses and the subtle personality that changes from one block to the next. I understand why someone falls in love with an old bungalow, why original details matter, and why sometimes a beautiful porch or a perfectly proportioned little room can be more memorable than another hundred square feet. I understand why people choose the Old West Side because I chose it, too.

When we market a home here, we're not simply marketing bedrooms, bathrooms and square footage. Those facts are easy to find. We're telling the story of what it might feel like to live there. Where the morning light lands. The room everyone gravitates toward. The view from the front porch. The walk beneath mature trees at the end of the day. The details someone will still be thinking about after they leave the showing. A buyer can find the specifications online. Our job is to give them a reason to remember the address.
