The conditions we are seeing in 2026 demand a more deliberate process than in previous years. Buyer activity in many price ranges has become more limited, financing costs influence decisions more than they once did, and inventory moves unevenly across locations and property types. More often, they are the result of careful positioning, disciplined pricing, and a clear plan established before the property ever goes live.

Part of that analysis included studying homes that had not sold, including nearby listings with extended days on market and properties that had been relisted multiple times. These situations often reflect not the home itself, but how it was positioned when it entered the market.

After the work was complete, the home was professionally cleaned by a licensed local cleaning company so staging could be installed in a neutral, uncluttered space. The home was then styled to highlight the single-level layout and the connection to the views.

Preparation at this level allows the home to enter the market with confidence rather than hesitation.


Pre-Marketing, Launch Strategy, and Market Response

With the preparation complete, the next phase focused on how the home would be introduced to the market. In today’s environment, a successful listing rarely begins the day it goes live. Momentum is created beforehand through intentional pre-marketing, controlled exposure, and a launch strategy designed to generate interest early.

Custom Kalama bottle openers were commissioned locally and engraved by a Kalama artist. One hundred units were delivered to neighboring homes along with invitations to a private neighborhood preview event. The turnout was strong and created early awareness before the listing officially went live.

The launch weekend included an open house with more than twenty-five groups through the home, followed by continued showings throughout the week. Visitors received custom swag bags, reinforcing the level of preparation behind the listing.

Digital, social, and traditional marketing were all used together. One video generated more than 20,000 impressions, expanding the reach well beyond the local market.

A second weekend of open houses produced additional written and verbal offers, allowing the seller to negotiate from a position of strength and ultimately accept terms that exceeded expectations.

Nothing about the process was random.
Every step was intentional.
